The very best way to determine the current value of your home is to have a professional appraisal done. This will cost from $300 - $800 and will take 1-2 weeks to get a complete report. The appraiser will search current records to find houses in your neighborhood or in close proximity to your home. S/he will ascertain the sales prices and make any adjustments to the properties to compare them to your home. For example, Home Sale #1 is in your neighborhood and is the exact same floorplan as yours. However, it has a 400 sqft swimming pool and sits on a larger lot. The appraiser will deduct the value of the pool and larger lot from the sales price of Home Sale #1 to make it comparable to your home. Normally an appraiser will average the adjusted sales prices of the three closest homes sold (comps) within the past 6 months.

Another, quicker and less expensive way to determine the current value of your home is to consult with a licensed real estate Agent - preferably a REALTOR - who can access the same information as an appraiser. And if you have any doubts as to the integrity of the Agent, you might even consider consulting with another Agent. It's important, if not vital, that you obtain a realistic valuation of your home, not too high and not too low. A reasonable and suggested list price 'range' is ideal.
